Relocation Guide

New to Northwest Arkansas? Start here.

Everything I wish someone had told me before I moved here — the towns, the trails, the real cost of living, and where the jobs actually are. Read this first, then call me with questions. No pitch, no pressure.

Why NWA

One of the fastest-growing regions in America — and it still feels like home.

Northwest Arkansas is home to around 750,000 people, and roughly 30 to 40 new neighbors arrive every single day. That's not hype — it's the fastest sustained growth this region has ever seen, and it's been going for two decades.

Why? Three Fortune 500 companies run their global headquarters here — Walmart, Tyson Foods, and J.B. Hunt — and they've pulled in thousands of suppliers, vendors, startups, and tech companies with them. The University of Arkansas anchors Fayetteville. The result is a job market that keeps beating the state trend, in a place where you can still buy a home for a fraction of coastal prices and be on a mountain bike trail ten minutes after work.

This isn't a boomtown guessing at its future. The infrastructure is here: the new Walmart Home Office campus, Crystal Bridges and the Momentary, a 40-mile paved trail connecting seven towns, and some of the best public schools in Arkansas. People don't just move here for a job anymore. They move here for the life that comes with it.

Employers

The jobs are here. Here's where everyone works — and lives.

If you're relocating for work, there's a good chance your employer is one of these three — or one of the hundreds of companies that exist to serve them.

Walmart — Bentonville

The world's largest retailer runs its global business from a brand-new 350-acre Home Office campus in Bentonville, opened in 2025, with more than 15,000 corporate employees expected on site. Around it sits an entire ecosystem of supplier and vendor offices — Northwest Arkansas is, quite literally, the retail value-chain capital of the world. If your company sells to Walmart, there's a good chance it has people here.

Where Walmart people live: Bentonville (walk/bike to campus for some), Rogers, and Cave Springs — typically a 10 to 25-minute commute down I-49.

Tyson Foods — Springdale

One of the world's largest food companies, headquartered in Springdale. Deep roots here, big local presence, and a major driver of the Springdale economy.

Where Tyson people live: Springdale itself, plus Johnson and south Fayetteville — short commutes, more house for the money.

J.B. Hunt — Lowell

One of North America's largest freight and logistics companies, headquartered in Lowell — right in the middle of the corridor.

Where J.B. Hunt people live: Rogers, Lowell, and Bentonville — you're central to everything on I-49.

The vendor world.

Hundreds of consumer-goods companies keep offices here to be close to Walmart. If you're transferring with a supplier, ask your relocation contact which office cluster you're tied to — it narrows your housing search fast. Or just ask me. I know where all of them are.

Outdoors

The outdoors isn't a vacation here. It's a habit.

This is the part that surprises every relocator. Northwest Arkansas has quietly become one of the best outdoor towns in America.

The Razorback Regional Greenway is 40 miles of paved trail connecting seven towns — Fayetteville to Bella Vista — past downtowns, lakes, museums, and straight by the headquarters of Walmart, Tyson, and J.B. Hunt. People genuinely commute on it. In 2023 it was designated a National Recreation Trail.

For mountain bikers: Slaughter Pen and Coler in Bentonville, the Back 40 and Little Sugar in Bella Vista — world-class singletrack, much of it rideable from your driveway if you buy in the right neighborhood. E-bikes are welcome on most trails here, which is rarer than you'd think.

On the water: Beaver Lake for boating, fishing, and kayaking — my own boat lives there — plus seven private lakes inside Bella Vista. And the Buffalo National River, America's first national river, is a day trip east.

Culture counts as outdoors here too: Crystal Bridges Museum of American Art sits on 120 acres of Ozark forest with its own trail network, and it's free. Always.

If trails and lakes matter to you, tell me early — it changes which neighborhoods I show you.

Cost of Living

Your paycheck goes further here. Let's be specific.

The headline number: a home that costs $800,000 in Denver or Austin costs roughly half that here, and the region's cost of living runs below the national average. Relocators from coastal metros routinely cut their housing costs dramatically while keeping — or raising — their salaries.

The honest caveat: NWA isn't the steal it was ten years ago. Growth pushed prices up, and the most desirable neighborhoods near Bentonville command real premiums. But compared to the metros most relocators come from — Dallas, Chicago, Denver, the coasts — the math still works overwhelmingly in your favor, especially when you factor in what the outdoors and the short commutes give back.

Schools

Schools, straight up.

The four big districts — Bentonville, Rogers, Fayetteville, and Springdale — are all well-regarded, and they each have a different character. Bentonville and Fayetteville tend to top the state rankings; Rogers and Springdale are large, diverse, and improving fast.

One honest note: school boundaries don't always follow city lines or ZIP codes, and they can shift with growth. Before you fall in love with a house for its school zone, confirm the assignment directly with the district. I do this with every buyer — it's part of the job.

Have school-age kids? Tell me what matters to you (programs, commute, class size) and I'll narrow the search to the right zones from day one.

Just Landed

Just landed? Here's the checklist.

The unglamorous stuff nobody puts on the tourism site — but everybody needs:

  • Arkansas driver's license and vehicle registration (new residents — get this sorted early at your local revenue office)
  • Voter registration
  • Utilities: electric, water, trash, internet — I'll give you the right providers for your address
  • Find a doctor, dentist, and vet before you need one — I keep a list of the ones my clients actually like
  • Get on the Greenway. Seriously. Borrow a bike if you have to.

Relocating with kids? Add school enrollment paperwork to week one. Moving with a dog? The off-leash parks fill up fast on Saturdays — go early.

Just moved here? Let's grab coffee — first one's on me.

Thinking about the move? Start with a conversation, not a commitment.

Tell me three things — where you're coming from, who's coming with you, and what "home" looks like — and I'll reply within a day with honest guidance on where to look. Even if you're months away. Even if you end up buying with someone else. I'd rather be useful than salesy.
