I get asked this question constantly: 'Should I look in Bentonville or Rogers?' The honest answer is — it depends on who you are. Here's the side-by-side I give every buyer who asks.

The vibe

Bentonville has a distinct corporate-meets-creative energy — arts-forward, walkable downtown, a younger professional crowd, and an unusually curated feel for a city its size. Rogers is more relaxed, more lake-oriented, and home to a healthy mix of longtime locals and newcomers. It's less scene-y, which for many buyers is exactly the appeal.

The price difference

Median price in Bentonville sits around $485K versus roughly $410K in Rogers. That $75K gap usually buys you noticeably more square footage, a larger lot, or a newer build in Rogers. Value pockets exist in both cities — east Bentonville and pockets of central Rogers near the lake are worth a close look depending on your priorities.

Schools

Both cities sit in strong districts. Bentonville Public Schools is consistently top-ranked in Arkansas and pulls families from across the region. Rogers Public Schools is solid overall with several highly-rated elementaries. One often-missed detail: buyers in Bella Vista and Cave Springs also fall in the Bentonville school district, which can be a meaningful factor in those decisions.

Commute and convenience

Both cities have easy I-49 access and are close enough that 'commuting' between them is barely a thing. Rogers is slightly closer to Beaver Lake and the Pinnacle Hills shopping district. Bentonville is closer to Crystal Bridges, the Slaughter Pen trail system, and the Walmart home office — meaningful if you work there or want to be at the center of the cultural energy.

Bentonville has the higher appreciation ceiling and continues to draw demand from corporate relocations. Rogers is steadier — slightly less volatile, with a deeper buyer pool across price points. Both are strong long-term holds; the difference is more about your risk tolerance and timeline than about one being 'better' than the other.
